Questions for Starting a Business in Turkey as a Foreigner

I am a beginner entrepreneur and I would appreciate if you could answer certain questions:

1) As a Sole Proprietor and a foreigner in Turkey, can I rent a coworking instead of a complete office?

2) As far as I know, in every 5 employees, there should be at least 3 citizens. Am I included in the count? And if I hire only one person in the beginning, does he have to be a citizen, or it's ok if he is a foreigner?

3) Last but not the least, is it possible to have a contract with an employee to specify a particular period of time that he has to work and in case he doesn't fulfill this period, is it possible to make a punishment for that?

Ben yeni başlayan bir girişimciyim ve bazı soruları yanıtlayabilirseniz çok sevinirim:

1) Türkiye'de Şahıs Sahibi ve yabancı biri olarak komple ofis yerine coworking kiralayabilir miyim?

2) Bildiğim kadarıyla her 5 çalışanda en az 3 vatandaş olmalı. Sayıya dahil miyim? Ve başlangıçta sadece bir kişiyi işe alırsam, vatandaş mı olması gerekiyor, yoksa yabancı olması da sorun değil?

3) Son olarak, bir çalışanla, çalışması gereken belirli bir süreyi belirten bir sözleşme yapılması mümkün müdür ve bu süreyi yerine getirmemesi durumunda bunun için bir ceza verilmesi mümkün müdür?
